A true pearl - Dawna made the selling of our home and buying of our "new" home a truly painless and easy experience. She was involved in everything from help in preparing our home to sell to finding and negotiating the purchase of our new home. Even more amazing, as this is really my first experience in these types of transactions, she was able to keep my nerves at a low rumble.

Find the right real estate broker - Make sure your agent has experience in buy/sell transactions and is seasoned with strategic planning, sequencing, and anticipation.

Put your property on the market- Make the sale contingent upon you finding a suitable replacement property. Price fairly to attract buyers and prepare property well.

Get a buyer for your property- Wait patiently through the time period for your buyers’ inspections, loan approval, etc. and their full contingency removal. The further you go through the transaction, the more solid your buyer will become, and the more confidence you will have with making offers on your next home.

Find your new home- Go house hunting and make an offer contingent on selling your property. Because your current house is in escrow, and if the buyers contingencies are removed, your offer will be more attractive to the seller.

Close escrow in the right order- Escrow should close on your past house first, then within a few days close on your new house. Proceeds from your house sale can be wired to your new house purchase.
