- Evaluate Personal Resources- Be honest with yourself about how much money you have to spend on your property, what the unattended maintenance needs are, and how long you can afford to hold the property.
- Have an Organized Advocate- Find an agent who will plan ahead and advocate for you, and you alone (not for the buyer as well). Make a plan for preparing for listing your property with timing, and amount you are willing to spend.
- Discover Condition- Learn the actual condition of your property with pre-listing inspections. Every property has issues. Obtain realistic estimates for significant property issues.
- Price Fairly- Before you price your property, deduct the realistic cost of potential property repairs. Buyers appreciate sellers who present accurate information.
- Close Sale- Review offers, and assert the “as is” condition in your responses. Close escrow with no repairs and in as is condition.
