- Ask your agent for comparable sold property data, with tailored search criteria specific to your property. Also have the date range of market information be appropriate for your property type (ie shorter date range for properties types that sell frequently).
- Tour local properties that are priced in the range your property value. This should be a minimum of a drive-by viewing, virtual tours, and could be an interior viewing if conditions allow. This will give you insiight into how buyers will be comparing your property to others on the market.
- Observe staging, in all price ranges.See how properties are being shown and presented in your local market. This is often surprising, both in quality of photos and in lack of preparation.
- Don’t be reluctant to price a little low. It might be bid up, and you may make fewer concessions to a buyer than you will if you overprice initially.
- Trust your agent and listen to their advice with pricing. If you trusted them to help you sell a large asset like real estate, you can likely trust their experience with the real estate market.
